Downtown Nobleton is an area characterized by prominent heritage buildings, rich historic architecture, rapid increase in development and a high concentration of vehicle traffic at the intersection of Regional Road 27 and King Road.

The Village of Nobleton is one that boasts a very upscale lifestyle community, and the majority of businesses cater to this market. The most heavily populated business area of Nobleton lies within a 10 km radius of the intersection of Regional Road 27 and King Road. This area includes a large retail development, The Nobleton Plaza, which houses a pharmacy, a post office, a doctor’s office, the Toronto Dominion bank, a dry cleaners, a physiotherapy and massage therapy clinic, a yoga studio, an Italian bakery, a womans fashion clothing store, a pizza and wings shop, a dollar store, a dentist office and a Tim Hortons.
Other business developments include a locally owned bakery, several restaurants, electronic sales and repair, custom upholstery, and a variety of light industrial users. Nobleton also has many small businesses owned by residents of the local area.
Business Mix Analysis:
The business mix in the Downtown Nobleton area is one focused on three markets. The primary market for the businesses is focused on the local residents in the market; this market is focused on consumer goods and services. The second market is based on consumers outside of the local market, which includes business from surrounding areas, and a significant amount of business from traffic on the King Road, Regional Road 27, and Highway 400 transportation routes. The final market that exists within Nobleton is a business-to-business market community. This market includes businesses who provide services to one another, including financial services, marketing, and a variety of other business categories.

As a result of the urban intensification allowed in the area, the growing population in Nobleton demands an even greater quality and quantity of retail. The vast majority of commercial assets in Nobleton are physically dated and could benefit greatly from community improvement measures, making the commercial corridor more aesthetically attractive to new business and consumers.

Many of the existing residential properties in the area have been converted to support commercial use. While a handful of these assets have gone through the process of rezoning the property, the majority are operating under non-conforming uses, which presents an opportunity for the Township to implement Community Improvement measures to ensure effective redevelopment of the area. A focus of the Community Improvement Plan will be geared towards the revitalization of these properties in the following ways:
>> Expediting the approvals processes to allow for more efficient conversion, zoning, and renovation of the assets
>> Providing grants and tax-increment financing for physical beautification of the properties
>> Incorporating the four corner-lots at the intersection of Regional Road 27 and King Road into the regionally funded streetscaping project, leveraging the lots and assets at the intersection to create a more beautiful and dynamic downtown core, with pedestrian and vehicle friendly access points.
The general idea of the community improvement in this area is to create a strong commercial core and a vibrant and physically beautiful corridor to represent the Village of Nobleton well to the traffic occurring on the King Road and Regional Road 27 routes.
Capitalizing on the existence of the Nobleton Employment Area Lands will allow the community a functional North-South corridor, promoting business-to-business market relationships and a strong, self-sufficient business community. By leveraging the existing locally owned businesses in the area, promoting their growth by providing funding and incentives for development of the real property they operate within, the Township supports several high-level goals of the Economic Development Strategy
